Marilyn Apartments managers are members of the Auckland Property Investors Association.
We believe that the land value of the property you buy should be at least 30% because it is the land value that will drive appreciation. More detailed information can be found in the book 7 Steps to Wealth (8th Ed), by John L. Fitzgerald.
We also support ways first-home buyers can enter the property market, through building multi-family homes, multi-generational homes, homes with income options for serviceability, and supporting co-ownership and similar initiatives.
2. Advancing productivity in the NZ construction industry
Marilyn Apartments managers are members of the Chartered Institute of Building and the NZ Institute of Directors.
We support the advancement of technology and processes that advance the NZ construction industry. We use the BIMx tool and Virtual Reality for clients to visualise architectural designs. We apply lean and agile project management practices and seek to safely, incrementally advance our practice and share it with the industry.
Our director recently participated in the COIB Oceania Strategy Working Group for New Zealand, to contribute to the 2023-2028 Regional Strategy Design.
The NZ Institute of Directors tackles issues in construction around risk, health and safety, and good governance (amongst many others). One boardroom news article calling for industry action cited an injury rate of over two times the proportion of construction workers in the workforce. Safety is also an important aspect of performance and productivity, and we invest time and effort into innovations in safety. One example is proposing a gas-monitoring-as-a-service innovation aimed at avoiding LPG bottle accidents on site.
3. Supporting responsible, sustainable, high-performance building practices
Marilyn Apartments is a High Performer Building Certified Partner and we have begun supporting Trees that Count.
High Performer Buildings utilises certified and endorsed products designed for sustainability and durability, promoting the well-being of inhabitants and the environment. These products are integral to building performance and provide long-lasting operating cost savings, and improved occupant comfort, through the use of high-quality materials.
These products are generally cost-neutral during construction, save for the Mammoth insulation (but we think it is worth the relatively small additional cost).
We can book a time to take you through the showroom to see cut-aways of these products installed, to let you touch the materials, stand on the floors, see the cladding, and discuss what difference they could make for your next home.

Marilyn Apartments values helping Kiwi families build wealth. We do this by offering dwellings where the land component is higher in proportion to the overall value to assist families with future capital gain potential. We build home-and-income/multi-family/multi-generational/multi-purchaser homes to make affordability and serviceability easier. We help families enter the property market through lower deposits. One example is allowing a 5% deposit when a family also uses KiwiSaver for the purchase. In the future, we intend to build homes in the Kiwibuild price range to create more options for getting families onto the property market.

Marilyn Apartments values advancing productivity in the NZ construction industry. We support long-term skill development and embrace new technology, such as BIM combined with contractual changes in a way that supports collaboration and efficiency in the industry. We use BIMx in our pre-sales process and to provide an as-built model for owners.
Supporting responsible, sustainable, high-performance building practices
Marilyn Apartments values supporting responsible, sustainable, high-performance building practices. We support any sustainable technology with equal or better performance and the same or less cost. For any options that cost more, we provide these as options to the buyer, as the buyer receives the benefit of operational efficiency. We provide options for additional operational efficiency, such as solar and wind power generation, heat-pump hot water, water retention and re-use, etc. The available options vary by project, and more options are available earlier in the design process for pre-sales buyers.
